Probate Valuations

P.F. Windibank provide a bespoke Probate Valuation service within Surrey, Greater London and the surrounding borders (We can travel further by arrangement). Our Probate Valuation includes a visit by Simon Windibank, our Auctioneer, to the property where the deceased's goods and chattels are held.   The signed documents will be sent to the Executors (usually within 48 hours) and thereafter, P F Windibank will provide ongoing advice and support to the Executors in the clearance of the Estate.

FEES

The fee for carrying out a Probate valuation is £320.00 (plus VAT) up to £15,000 and 2% thereafter. 

GUIDE

Whenever Personal Representatives wish to make an application for a Grant of Representation, one of the requirements from HMRC is a probate valuation of the Deceased’s personal chattels. The valuation must be based on “the price that the property might reasonably be expected to fetch in the open market” (section 160 IHTA 1984) on the Date of Death.

To enable you to provide the Inland Revenue with the correct valuation please ensure that all property belonging to the Deceased is available to view on the day of inspection.  This should include:

  • The entire contents of his/her home at the time of death
  • Any items stored elsewhere e.g. with a bank
  • Any items ‘on loan’ to friends or relations
  • All jewellery, watches and precious items

Please ensure that no items are removed prior to the arranged appointment including any items that may have been specifically given to a beneficiary in the Will (if any).

If the Deceased gave away any personal chattels in the 7 years prior to the date of death, these may also require valuing. Please check with your legal advisor. We can also arrange to value these, if required.

At the appointment, we will itemise and value the contents of each room and also include a total value of the sundries in each room (This includes items such as linen, clothing, utensils etc which are given a nominal value). 

The valuation document will be sent to your solicitor, legal representative or Executor(s).  Additional PDF copies can be sent by request.

Once probate has been completed, we can advise on the disposal of the goods and chattels via our General Auction and Timed Auction.  Larger items for our Timed Auction e.g. furniture, white goods, garden furniture can be sold and collected from the property to avoid additional removal costs. We can also provide you with details of a house clearance company for any items that are not saleable at our Auctions.

Other Valuations

Home visits for valuations can be arranged.  In most cases this is a free valuation, however if you require a typed document, the standard fee of £320 plus VAT applies up to a value of £15,000.
